Here’s the help you can expect after receiving an offer. When an offer is made on your home, it will likely not be for the full asking price, so you may want to consider countering the offer. That is where our negotiating skills will come in, rest assured, we are well skilled to negotiate on your behalf with your best interests in mind. If the buyer counters your counter offer, we will help you frame your next move. Rather than just going back and forth on price, sometimes introducing another issue can be a winner for you. For instance, we may want to consider suggesting that while the price you want is firm, you will agree to leave behind some appliances or other items, or possibly offer a possession date that would be attractive enough to the buyer to encourage them to pay a higher price. We will work hard to negotiate favorable terms for you. We will take into consideration things like possession date, other terms or conditions that a buyer has placed in the offer, how “solid” the buyer is in terms of the ability to finance the house if that is a condition, whether the buyer has mortgage pre-approval or not, how much the buyer is putting down as a deposit or down payment, and whether or not they have a home that they must sell first etc.etc. Sometimes the most emotionally charged negotiation follows a home inspection, and we will help you take a balanced stance that is tough enough to protect the equity that you want to walk away with, yet flexible enough to avoid alienating the buyer and jeopardizing the sale itself.
